STEP-BY-STEP
While packing up your belongings because you have just sold your home may not be very exciting, it can certainly be time consuming. Rosebery Settlements is here to make the process of selling your home as simple as possible to give you that extra time to organise everything else that goes along with moving house.

With our vast experience in supporting our clients through the entire end to end process, we have prepared a high-level step by step selling guide to ensure you know what to expect.

Offer & Acceptance
Your Offer and Acceptance to sell your property is completed with your Real Estate Agent or privately with the buyer. Once your contract is accepted please remember to nominate Rosebery Settlements as your preferred Settlement Agent.

Appointment to Act
Once you have nominated Rosebery Settlements as your preferred Settlement Agent please reach out to us via email or phone and we will forward to you an Appointment to Act form for you to complete.

Discharge of Mortgage
If you have a mortgage on your property you will need to contact your financier & arrange completion of a Discharge of Mortgage Authority. You will also need to forward a copy of the completed document to us.

Conditions of the Contract
You will need to work with your Real Estate Agent to ensure any conditions of the contract have been satisfied within the specific time frame.

Transfer of Land
The Transfer of Land will be forwarded for Execution from us via the buyer's Settlement Agent. All sellers of the property will need to sign this document and your signature is to be witnessed by a person over the age of 18 that is not a party to the contract.

Final Inspection
The final inspection is to be undertaken by the buyer. You will need to ensure all items are in good working order.

Settlement Completed
Any outstanding debt on your mortgage will be paid, and the balance of funds deposited into your nominated bank account via electronic funds transfer.

Keys
If the property is occupied, the residents will have until 12 noon the following day to vacate. If the property is vacant, the buyer may collect the keys from the Real Estate Agent once settlement has been completed.
